Pricing Strategy & Comparative Analysis
A mantra in real estate is that agents don't determine sale prices — the market does. The list price and the target sale price are two distinct things.
Sometimes they are equivalent, and in other cases, the list price is a springboard to help achieve a higher price. Determining pricing strategy is a collaborative process, grounded in real-time analysis of market conditions and careful consideration of your goals — timeline, financial, and tolerance for risk.
An Analytical Approach to Pricing
One of my greatest strengths is analytical thinking. Pricing isn't about guesswork or relying solely on experience—it's about interpreting current market data, buyer behavior, and comparable sales to arrive at the best strategic price. That analytical approach results in better decisions, more persuasive conversations with buyers and their agents, and stronger outcomes for sellers.
Key Steps in Our Approach
- Review inventory daily and attend open houses to analyze upcoming listings.
- Conduct outreach to listing agents in the weeks before your list date.
- Discuss your goals and the tension between certainty and price.
- Establish broad parameters for potential list price and target sale price.
- Test assumptions by tracking outcomes for listings hitting the market in the 4–6 weeks prior.
- Review pros and cons of different strategies.
- Continue outreach on active, under-agreement, and closed sales in the 4–6 weeks prior.
- Continue the dialogue about the right list price and target sale price.
Factors That Affect Price
When I work with buyers, these are the characteristics we analyze closely on every home they consider — and it's the same lens buyers and their agents will bring to yours. Your home will be compared against others that may be stronger on some of these dimensions and weaker on others. Understanding where your property stands on each helps us position it accurately and price it with confidence.
We know that there are a number of variables that affect price. Key factors include:
| Category | Key Factors |
|---|---|
| Location & Site |
|
| Architecture & Layout |
|
| Kitchens, Baths & Bedrooms |
|
| Condition & Finishes |
|
| Systems & Appliances |

Pricing Strategy Options
Once we've analyzed the market and honestly assessed how your home compares, we turn to strategy. There is no single "right" list price — there is a range of defensible options, each with a different balance of ambition, certainty, and risk. The framework below shows the trade-offs at play, followed by the three strategies we typically consider together.
The Tension Between Certainty & Price
Every pricing decision lives on two axes: how confident you are the home will sell (certainty) and how ambitious the list price is. The upper-right — high certainty at a high price — is the goal. The other quadrants define the trade-offs we discuss together.
The idea of "catching fire." The goal is to establish a price that maximizes the pool of interested buyers so interest catches fire. A catch-fire price creates conditions where the market defines the price, with an upward tendency.
Option 1 · Lower Price (Aggressive)
Objective: Maximize buyer interest and encourage a bidding war.
| Pros | Cons |
|---|---|
| Generates strong interest. Potential for multiple offers and a bidding war. Creates urgency. Often a faster sale. May yield a final price above list due to demand. | If demand is weak, risk of anchoring value too low. Reduced negotiating power if only low offers arrive. Requires confidence that demand exists. |
Option 2 · Medium Price (Market-Aligned)
Objective: Price closer to the seller's bottom line while still aiming for broad appeal.
| Pros | Cons |
|---|---|
| Balanced interest from serious buyers. More predictable outcomes — priced near fair market value. Reduces risk of underpricing. May still invite competitive offers. | Fewer offers than aggressive pricing. Less likely to spark a bidding war. May still need to negotiate down. |
Option 3 · Higher Price (Aspirational)
Objective: Aim high to test the market and leave room for negotiation.
| Pros | Cons |
|---|---|
| Potential for a higher sale price if the right buyer is found. Room for negotiation. May attract buyers looking in a higher bracket. | May deter early interest due to perceived overpricing. Longer days on market can create a "stale" stigma. Later price reductions may signal weakness. |
